A general contractor is responsible for providing all of the material, labor, equipment, and services necessary for the construction of a project. Typically a contractor is assigned to a construction project through the bidding process, and is selected by using one of three common selection methods: low bid selection, best value selection, or qualification based selection. No matter which selection method is used the general contractor becomes responsible to take the project from the design stage through construction to final finish and project hand-off.
Some general contractors will self-perform all of the work, some will contract with sub-contractors for portions of the work, and other general contractors will contract all of the work to sub-contractors. There are pro’s and con’s to all of them with varying levels of quality control, cost control, and project delivery. You as the client will need to decide what is most important to you.
Here at J. E. Horst Builders we have developed a very broad pool of leading material suppliers and subcontractors. We understand that every project is different, and by knowing the strengths and weaknesses of our suppliers and subcontractors, we are better informed to develop a team that works together well for the success of your project. We believe that, not only is it important to know the suppliers and sub-contractors, it is also important for our workers, both management and field workers, to be skilled craftsmen themselves. By being skilled themselves, they are better able to control the quality of the sub-contractors, both by careful preparation for the subcontractors work, and also being able to discuss intelligently ways to achieve quality in the subcontractors work.
We have the ability to self-perform most parts of your project, and may choose to do so, or to contract out portions of the work based on project schedules and requirements. The number one determining factor is you, our client, and what is important to you. While we may have our preferred sub-contractors, we are open to working with and using sub-contractors of your choosing. We recognize that you have friendships and business relationships too, and we are willing to do our part to help you strengthen those relationships through the use of their services.
